Need help to find Gig places in Singapore

Guys, i need some help here. I'm having a little private gig coming March. I need to find a concert room or hall that:
a) Can fit 40 or more people:
b) Located In town or East of Singapore

I've never been to Music Garage but the place looks nice from the website.

My fren and i went to beat merchants to check out the place. The good thing abt e place was that, instruments are free of charge even if extra equipments are needed but i thought that the place structure is a little odd so it's not quite my place. I need a gig room that can provide the instruments as well... Any suggestion?
